Results Property Management Rental Policies

In order for you to qualify for one or more of our rental properties, you must meet the following criteria. Applications are kept on file and are considered current for 60-days.

 

FAIR HOUSING

Results Property Management adheres strictly to all the requirements set by the Fair Housing laws. We do not discriminate against any applicant for any reason based on race, color, creed, national origin, sex, age, marital status, or physical or mental disability.


INCOME

An applicant’s monthly gross income from all sources should be equivalent to at least three (3) times your monthly rent; if you cannot provide proof of income from all sources, you must have a savings account with a balance equivalent to two (2) years of rental payments.

Currently retired or unemployed applicants are required to provide solid proof of income.

Full-time students may be able to qualify for a rental property if you can get a cosigner to guarantee your lease.


RENTAL HISTORY

An unbiased and satisfactory rental reference is required to qualify for a rental property. Applicants are required to provide all necessary contact information to help us get in contact with your previous landlord. 

If an applicant has been evicted or sued for any lease violation, we may reject your rental application. Additionally, we will be obligated to deny your application if we find reports suggesting evidence of noncompliance with rental/lease agreements in the past.

If you are a homeowner, we require you to provide us with verification of proper maintenance, proof of ownership, and mortgage payment history.


CREDIT HISTORY

Your credit history must be fully compliant or satisfactory according to our credit score policy. In the event your credit history shows any unpaid rent or lease obligations, Results Property Management reserves the right to reject your rental application.


CREDIT SCORE HISTORY

We reserve the right to obtain your credit history report from the appropriate agency to determine your credit worthiness. For your application to be approved, your credit report must show that you have not filed for bankruptcy within the past 18 months and that all of your accounts are current.


CO-SIGNERS/GUARANTORS

Even if you do not meet one or more of the aforementioned criteria, you may still be able to qualify for the rental property, provided a cosigner or guarantor passes our application requirements.


ROOMMATES

Roommates are qualified on a combined basis and become liable for each other’s obligations to the landlord. If a co-tenant does anything to violate the rental agreement, it negatively affects all tenants.


APPLICATION PROCESS

  • A $50 non-refundable application fee is required per applicant; any person over the age of eighteen (18) who will be living at the property is required to complete an application and be listed as a tenant on a signed lease agreement.
  • Employment references, rental references, and credit reports will be thoroughly reviewed to confirm that you meet all our criteria.
  • If an applicant meets our criteria, we will approve your application. If you do not meet our criteria, we will reject your application. Typically the entire process takes 1 to 5 days. 
  • Selection is on a first-come, first-served qualified basis; should there be multiple applications on the property it is based on the most qualified applicant. We reserve the right to continue to accept applications for the property until a lease agreement has been signed and a security deposit collected.

MOVE IN

Upon approval of application, applicants must pay their deposit in full. The applicant must pay their security deposit, administrative fee, non-refundable pet fee (if applicable), and prorated rent on or prior to the move-in date. If the applicant is paying funds within 5 business days of moving in to the property, funds must be guaranteed (i.e. personal check, money order, or certified bank check).


GUIDELINES FOR OCCUPANCY

We restrict the number of tenants who may reside in our rental properties in order to prevent overcrowding and stress on plumbing and other building systems. The Fair Housing Guidelines require us to abide by the Two Adults Per Room Plus One.


POLICIES FOR PETS

If keeping pets is negotiable at the property in question, there is a non-refundable pet fee due upon signing the lease agreement. Applicants must provide proof of veterinarian and up-to-date vaccinations. Renters insurance must cover pet damages.


RENTAL AGREEMENT

Should your rental application be approved and all monies paid, you will be required to sign a residential lease agreement which stipulates your rights and responsibilities as a tenant. In addition to the above mentioned requirements, the lease agreement will require you to:

  • Notify our management of any repairs and maintenance required on the rental property as soon as possible. You may be held accountable for damages as a result of your failure to report the maintenance problems on time or if it is determined that it was tenant damage by our vendor.
  • Notify the management company of any guests who will stay in the rental property for a prolonged period of time.
  • Forbid anyone residing in your home from engaging in any form of criminal activity, such as illegal use or the manufacture, sale, or distribution of drugs.
